*Why Some Property Taxes Went Up and Some Went Down*

*Dear** Incline Village & Crystal Bay** Property Owners,*
Maryanne and I have received multiple emails and phone calls asking
which properties were included in the group of 1,000 that received
reduced property tax assessments for this tax year, 2007/2008. The
assessment amount multiplied by the tax rate equals the amount of your
property taxes for this year.
It is an extremely time consuming effort to look up each and every one
of these requests. The following information instructs you how to find
this information on your own property.
Everyone had an opportunity to file a petition to appeal your 2007/2008
property tax assessment valuation. Alert #115 was sent by the Village
League on January 1st, with very specific instructions as to how to file
such a timely petition. To re-read this Alert

The Village League delivered all the petitions that were received timely
and filed them as a group on January 16th at the office of the Washoe
County Assessor. The hearing Agenda for the Washoe County Board of
Equalization on February 16th lists the names of all the taxpayers who
filled a petition on time. To see this Agenda, please visit the
following page, _www.co.washoe.nv.us/clerks/board_agendas.php_ and then
click on the Board of Equalization's February 16th agenda (right hand
column, pdf symbol).
As you scroll though the Agenda you can look for the APN of your
property to see whether it was included in the consolidated petition.

The Washoe County Website makes the next steps difficult.
1. Now click on the Board of Equalization link
2. Select Year = 2007 and then click on GO
3. Now, click on the *February 16th BOE minutes *

You will now download pages 31 through 115 page of the WC Board of
Equalization 2007 Hearing's minutes. Scroll to the minutes of our
group's Petition which begin on page 40 and end on page 87. Starting On
page 88 the properties that received a roll back of the land valuation
to 2002/2003 for the 2007/2008 tax years are re-listed.

You can also go directly to the Washoe County Assessor's webpage to see
the history of your property tax valuations. Just visit
_www.nevadapropertytaxrevolt.org/pages/WCPropInfo.html_ and follow the
instructions.
Once you get to your property's page, click on the *"Click here for
additional assessment history"* link. Look at the land valuation column
to see how your land assessment valuation has changed since 1997.
*Attorney Fees*
The Village League has incurred huge attorney fees just to fight the
rollback of our land valuation for the 2007/2008 tax year to 2002/2003
for the 1,000 homeowners who filed their petitions on time. Our
attorneys attended 3 full days of Washoe County Board of Equalization
hearings in addition to doing all of the research and preparation that
was needed in anticipation of the hearings. This is one of the reasons
that the Village League continues to need donations to support our
Property Tax Revolt.
*What about the Properties who did not get a Rollback?*
The Village League is still fighting that equalization cause for all of
you through the court system. Please re-read Alert #138 for an update.
