NOTICE TO ASSESSOR WILSON!!

Dear Incline Village & Crystal Bay Property Taxpayers,

In spite of Washoe County Assessor Wilson’s protestations to the contrary, yesterday’s Reno Gazette-Journal newspaper accurately reported that the average price of a home in Incline Village dropped by 31%.  And, sales of homes that sold for $1,000,000 or more decreased by 73%, while sales of homes that sold under $1,000,000 decreased by 50%.  (See below for excerpts of the article.)

These are staggering numbers, yet the Assessor doesn’t think that the housing slump has affected the Incline Village/Crystal Bay area; therefore, our taxes should continue to increase!!

He also has stated that no matter how much further the price of homes continues to decrease; the taxes owed by the homeowners will continue to increase by 3% per year.  This is difficult to understand, to say the least.

Given the information that was released today, I would suggest that you write or call the office of the Washoe County Assessor and ask for an explanation from Assessor Josh Wilson.

Average Tahoe home price drops below $1 million


The average price of homes throughout Lake Tahoe dropped below $1 million for the first time since 2004, with home sales at the lower end of the market seeing a significant increase in some areas.

According to Chase International's first-quarter 2008 Tahoe-Reno statistics, the average price for a home at Lake Tahoe is now $909,919, a 38 percent drop from the previous average. Median home prices decreased 25 percent to $662,172.

Incline Village: Some of the biggest decreases were reported in Incline Village, which reported a 73 percent decrease in sales volume and a 61 percent decrease in units sold. Sales of Incline Village homes under $1 million were down 50 percent while sales of homes priced above $1 million were down 71 percent.

The average price of an Incline Village home dropped 31 percent to $1,120,266, while the median price dropped 21 percent to $898,688.
