<p><font size="-1" face="Arial,Helvetica,Geneva,Swiss,SunSans-Regular">You can now verify that the returning of your </font><font face="Arial,Helvetica,Geneva,Swiss,SunSans-Regular"><b>3% Property Tax Cap</b></font><font size="-1" face="Arial,Helvetica,Geneva,Swiss,SunSans-Regular"> postcard to the Washoe County Assessor’s Office was <b>received</b> and was <b>property entered</b> into their computer system.</font></p>

<p><font size="-1" face="Arial,Helvetica,Geneva,Swiss,SunSans-Regular">Enter your property’s APN in the APN field and click on the </font><font face="Arial,Helvetica,Geneva,Swiss,SunSans-Regular"><b>Find APN</b></font><font size="-1" face="Arial,Helvetica,Geneva,Swiss,SunSans-Regular"> button. Near the top of your property’s information you will see </font><font color="#00008b" face="Arial,Helvetica,Geneva,Swiss,SunSans-Regular"><b>“Tax Cap Status”</b></font><font size="-1" face="Arial,Helvetica,Geneva,Swiss,SunSans-Regular">. To the right, you will see whether your postcard was received and whether you are registered to receive the 3% Tax Cap. In my case, the field says: 3 PCT Qualified Primary Occupancy.</font></p>
<p><font size="+1" color="red" face="Arial,Helvetica,Geneva,Swiss,SunSans-Regular"><b>OR</b></font><font size="-1" face="Arial,Helvetica,Geneva,Swiss,SunSans-Regular"> you can use the same first page and enter in your <b>street name</b> (some samples are: sawmill or driver or tyner or jennifer or fairview or etc.). <b>Just the name</b>, no lane, street, drive, way, etc. and no need to use capitalization either. This time click on the </font><font face="Arial,Helvetica,Geneva,Swiss,SunSans-Regular"><b>Situs Search</b></font><font size="-1" face="Arial,Helvetica,Geneva,Swiss,SunSans-Regular"> button. Note that this search may take up to a minute or more.</font></p>
<p><font size="-1" face="Arial,Helvetica,Geneva,Swiss,SunSans-Regular">You will now get all the properties up and down your street. You can click on any property on your street to see if you and your neighbors did sent in the post card and whether you or they are getting a 3% Tax Cap.</font></p>
<p><font color="red" face="Arial,Helvetica,Geneva,Swiss,SunSans-Regular"><b><i>Should you disagree with what the county has recorded on your property, NOW is the better time to call them to make the correction.</i></b></font></p>

Today I talked to an Incline property owner, who found her Washoe County Property Tax Cap Status to be wrong. She is calling the Washoe County Assessors Office first thing tomorrow morning to make sure the status is corrected, before her tax bill is mailed next month.</font></p>
