ALERT: #78
DATE: July 24, 2005
TO: Incline Village & Crystal Bay Property Owners
FROM: Nevada Property Tax Revolt Committee

Dear Washoe County Property Taxpayers,

By now you all should have received your 2005/2006 Property Tax Bills from the Washoe County Treasurer. There are a few items that we would like to bring to your attention.

#1: Plan on keeping these tax bills for 10 years. If you still have your old property tax bills, put them in the same “archived” files. They may be very useful as we continue to fight for lower property taxes in the future.

#2: In the “Calculation of Tax Dollars” box on the right side of your page itemized bill, you will notice four (4) items. The “Gross Ad Valorem Tax” figure indicates what your tax WOULD have been had nothing been accomplished to change this dollar amount. Under that line you will see, “Abatement Amount”. This dollar figure is a reduction of your taxes, and is the amount of taxes you will not being paying this year.

For those who were part of the consolidated appellant group of 1200, who won the roll-back of 8% at the County Board hearings and were represented by the League’s Attorney, Thomas J. Hall, zero dollars will be indicated. The smaller lettering on the third line indicates what your abatement, (reduction), qualification was determined to be, based on the “postcard” which you received from and returned to the Assessor. This year the percentage that your taxes were reduced will be 3%, or 6.9%. The last figure, “Net Ad Valorem Tax”, is the actual amount of taxes that you owe, based upon the assessed value of your property.

#3: The additional charges listed under “Taxing Agency” are not affected by the abatement, and are added to the base taxes for a “Total Tax” dollar amount. The IVGID Recreation fee increased only 2.6% from $575 to $590.

Please note that this Tax Abatement amount is only temporary and good for only this year and the next fiscal year. The Nevada Legislature could change the tax cap law to a higher percentage in the future. So, enjoy the abatements now!

#4: The tax rate increased slightly over last year’s tax rate. The “tax cap”, (abatement), applies only to the dollars you pay, not to the tax rate nor to the appraised valuation.

#5: All property tax payers should continue to pay their taxes “under protest”. Anything can happen in future legislature sessions. We need to keep the pressure on.

Click here for the Forms page on our website and follow the instructions, each time you or your lender makes a property tax payment. Thank you for your continued support in this effort.

#6: If you still have questions about your tax bill and how the tax cap works, the Washoe County website has developed an excellent set of Questions and Answers (Q&A) to these concerns. Please click here to link to that web page.

#7: If you missed out qualifying for the 3% Property Tax Cap, the good news is that you still have an opportunity. Click here to link to the Washoe County web page and then follow the instructions.

#8: Last note. Don’t forget that each property’s taxes and lots of other information is available on the Washoe County website. Click here for our Property Information web page. Then follow the instructions on how to find this information.

We hope the above information helps all of you understand your latest property tax bill. Stay tuned for future property tax alerts. The battle for “Fair and Equitable Property Taxes” continues!!! .
